Marsa Al Saadiyat represents one of the most ambitious new chapters in the evolution of Saadiyat Island, Abu Dhabi.
Developed under the masterplan of Aldar, the AED 100 billion destination is planned as much more than another waterfront residential community. It brings together luxury residences, beaches, a major marina, hospitality, culture, education, wellness, green spaces and future transport infrastructure within one integrated destination.
With approximately 6.4 million sqm of masterplan area, Marsa Al Saadiyat is being designed as a complete waterfront city within Saadiyat Island.

The scale is important: Marsa Al Saadiyat is not simply a collection of residential buildings. It is planned as a major mixed-use destination where residents can live, work, relax, dine and access many everyday services within the community.
A new marina lifestyle for Abu Dhabi
At the heart of Marsa Al Saadiyat is its planned marina — expected to become Abu Dhabi’s largest marina, with capacity for approximately 350 sailing boats, luxury yachts and superyachts.
The surrounding district is planned to include a Yacht Club, waterfront restaurants and cafés, retail, leisure destinations, luxury hotels and residential buildings — so the marina becomes a social centre, not only a berthing facility.
8 km of waterfront and 5.6 km of beaches
The destination is planned around approximately 8 kilometres of coastline, including around 5.6 kilometres of beach frontage. Residents are expected to access waterfront parks, beaches, promenades, restaurants and outdoor community spaces — a lifestyle built around the sea, not only water views.
The 1 km waterfront promenade
A planned one-kilometre waterfront promenade is expected to combine retail, dining, leisure and waterfront living: restaurants overlooking the marina, cafés, shops, pedestrian spaces, hotels and residences. It is also intended to connect with the broader Saadiyat Island lifestyle already established nearby.
From waterfront apartments to private mansions
Announced residential formats include private mansions, luxury villas, standalone villas, waterfront apartments and branded residences. Different masterplan zones can therefore offer very different experiences: an active marina lifestyle versus lower-density villa and mansion communities focused on privacy and open views.
Parts of the villa district are also planned on elevated land, reaching approximately 22.5 metres above coastal level, designed to enhance views toward the sea and surrounding landscape.
Connected living
A central idea of the masterplan is Connected Living: parks, pedestrian corridors and cycling routes link homes with schools, community clubs, retail, wellness facilities, the marina and the beach. A large Central Landscaped Park is supported by Linear Green Parks extending toward the waterfront.
Approximately 140 km of interconnected walking routes and 46 km of cycling tracks are planned. The wider mobility vision also includes future public transport integration and a planned underground Etihad Rail high-speed station. Timing and operation of future rail infrastructure remain subject to confirmation.
Where waterfront living meets culture
One of Marsa Al Saadiyat’s strongest advantages is its relationship with Saadiyat Cultural District. A scenic pedestrian connection is planned, positioning residents near destinations including Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi, teamLab Phenomena Abu Dhabi, Guggenheim Abu Dhabi and Dar Al Funoon Abu Dhabi.
Dar Al Funoon Abu Dhabi is presented as a major performing arts venue in the Theatre District, with capacity for more than 6,000 people — musicals, live productions, international performances and major events.
Education and wellness for a permanent community
The masterplan identifies three planned schools, while residents would also benefit from Saadiyat Island’s wider educational ecosystem, including institutions such as NYU Abu Dhabi, Cranleigh Abu Dhabi, American Community School and Berklee Abu Dhabi.
Wellness is integrated into the public realm: parks, outdoor pools, sports courts, walking and cycling networks, recreation areas, a planned Waterfront Wellness Club, and multiple community clubhouses across neighbourhoods.
Green spaces and future connectivity
The green network is planned around a major Central Park, supported by linear parks, landscaped pedestrian corridors, cycling routes and open recreational spaces.
Connectivity plans include new roads and tunnels improving links toward Umm Yifeenah Island and Al Reem Island, alongside the planned underground Etihad Rail station. A future bridge connection toward another island development has also been presented as part of the long-term vision. Delivery dates and final specifications should be confirmed as components progress.

Marsa Al Saadiyat was announced in July 2026, with enabling and infrastructure works planned to begin from Q3 2026 and initial residential sales expected during H2 2026.
